Fire-fighting systems in the UAE: approvals, standards and what to ask suppliers

Fire-fighting is one area where the cheapest quote can literally fail inspection. UAE projects are governed by the UAE Fire and Life Safety Code of Practice, enforced by Civil Defence, and the requirements are specific. Here's what to specify and ask.

Civil Defence approval is non-negotiable

Fire systems must be designed, installed and commissioned by Civil-Defence-approved contractors, with approved drawings and a final inspection before occupancy. Always confirm the supplier is an approved contractor and that approval drawings and sign-off are in scope.

Know the standards that apply

• NFPA 20 — installation of stationary fire pumps.
• NFPA 13 — sprinkler system design.
• NFPA 14 — standpipe and hose systems.
• NFPA 72 — fire alarm and detection.

A quote should state which standards it is built to, not just "as per Civil Defence".

Insist on UL/FM listed equipment

Pumps, valves and key components should be UL listed and/or FM approved. "UL listed, FM pending" is not the same as FM approved — and that gap can stall your inspection. Make the listing an explicit line item.

Match the duty to the building

Pump flow (GPM) and pressure (bar), tank capacity, and standby/jockey pump arrangement must match the building's hydraulic calculation — not a generic figure. Ask for the basis of the sizing.

Commissioning, AMC and spares

Commissioning, witnessed testing, and a maintenance contract (AMC) keep the system compliant after handover. A quote that includes commissioning and a defined warranty is worth more than a bare supply price.
