How to compare contractor quotes in the UAE without getting burned

Three quotes that look similar can hide very different scopes. Here is how UAE buyers read past the bottom line.

The cheapest quote is rarely the cheapest project. In the UAE, where the same job can be priced by a one-man trade licence or a fully-staffed contractor, the number at the bottom of the page tells you almost nothing on its own. Here is how experienced buyers actually compare.

1. Compare scope before price

Line up every quote against the same checklist: what materials, what brand or grade, what quantity, and crucially what is excluded. A quote that excludes authority approvals, MEP works, making-good, or site cleaning can look 15% cheaper and end up more expensive once those gaps are filled by variation orders.

2. Read the exclusions, not just the inclusions

UAE quotations often bury the real story in an "exclusions" or "clarifications" section. Common ones to watch: VAT not included, Dubai Municipality / DDA / Civil Defence approval fees by client, removal of existing works, and warranty limited to "manufacturing defects only".

3. Check the specification, not the adjective

"High quality" means nothing. A railing quoted with 5mm glass is not comparable to one with 6mm tempered glass; "powder coated" is not the same as marine-grade powder coat. Ask every supplier to state the exact grade, thickness, standard (e.g. UL/FM, NFPA, ISO) and brand.

4. Weigh delivery against your real deadline

A four-week lead time is worth paying for if your handover is fixed; it is worth nothing if you have three months. Don't pay a premium for speed you don't need — but do confirm whether the timeline is from order, from advance payment, or from approval.

5. Understand the payment terms

Advance percentage, milestone payments, and retention all change the real cost of money. A 50% advance to a supplier you don't know is a different risk than 20% on delivery. In the UAE, retention of 5–10% held until the defects-liability period ends is normal for larger works.

6. Separate the price from the relationship

Track record matters: ask for two recent reference projects of similar size, and check the trade licence covers the activity you're buying. A supplier licensed for "general maintenance" quoting a full fit-out is a red flag.
